What Florida Law Requires for a Valid Quit Claim Deed

Florida law requires every quit claim deed to include the following or it can be rejected by the county clerk:


  • Full legal names of the grantor and grantee
  • The exact legal property description (not just the street address)
  • The property parcel identification number
  • A statement of consideration
  • Two witness signatures
  • Notarization (we handle this!)
  • Recording with the county Clerk of Court
